Super Built-Up Area :

Super built up area, in simple words, includes carpet area along with terraces, balconies, walled areas and common construction (e.g. lift, stairs, etc). In some cases, builders may include some things like a pool, clubhouse, and garden. Builders use the loading factor on the carpet area to arrive at the super built-up area.

According to the Real Estate Regulatory Authority (RERA), the carpet area, built-up area, as well as the share of the common areas like stairs and lobbies, can be used. It is defined as a Super Built-up area.” Here is the formula for Super Built up area : – Super built-up area = Built-up area + common areas (stairs, lobbies, lifts, pool etc.).

Loading Factor in Real Estate :

In simple words, the loading factor is the difference between the super built-up area and the carpet area. It can be calculated by a simple formula: 1 – Super built up area divided by carpet area is equal to the loading factor. For your understanding, we have given an example below regarding the loading factor.

 

Example : –   Here super Built up Area = 2000 ft, Carpet Area = 1500 ft

              2,000 = 1,500 X (1-loading factor)

          1- loading factor = 2000/1,500

          1- loading factor = 1.33

 Loading factor = 1.33 – 1

 

    So, the answer is 0.33 or 33.3%.
